Buyer Consultation
The first step in helping a buyer get into a new home is understanding their needs. This is why we like to sit down with our clients and have a conversation where we ask important questions to fully understand the position of the client. We also inform our clients of the buying process and answer questions about each step so that you are fully informed.
Lender Approval
When a purchase is being made with a home loan, we have preferred lenders that we share with our clients to compare rates and terms. We also educate our Buyers on how to compare rates and terms to know which is the best deal. We also advise our clients on the differences between Conventional, FHA, and VA loans and the pros and cons of each.
Some clients will have a home to sell and the purchase of the next home may be contingent on the sale of the current property. We advise our clients on the necessary steps to ensure timely coordination of both. We can also manage this effectively for our clients who are moving out of state as we are part of a Global Realtor Network.
Property Search
We determine the needs of our clients based on price, location, style, and property characteristics. We then search available properties and email them to our clients for review in an interactive format where we can see which properties they have selected as favorites and schedule viewings immediately.
Offers & Negotiations
Time is often of the essence when the market is moving fast. Our systems allow us to stay ahead of the competition by seeing the properties as soon as they are listed and being able to view them quickly is often key. We also have a 14-step offer system which creates the strongest offers even if the purchase price is lower than some competing offers. Some people underestimate the power of the contract details, but these play a large part when a seller is deciding which offer to accept.
Inspection & Amendment
Inspections are an important aspect of the buying process, and knowing what to look for is vital for a buyer. We always recommend obtaining a full property inspection, and we know when to advise our clients to take it a step further when the need arises for additional inspections such as; surveys, septic system, radon, mold, termite, etc. These inspections may reveal issues that will allow further negotiations, repair requests, or even reveal the need to walk away from a property that doesn’t meet the needs of the client.
Closing & Beyond
When we have negotiated, inspected, re-negotiated and provided all information to the lender (when applicable). We then schedule the closing where the documents will be signed, title will be transferred, and keys/property access is conveyed to our client.
Our relationship does not end there, we are here for our clients after the sale to answer questions, provide homeowner tips on maintaining your property, and providing market information when the time comes for you to upsize, downsize, or relocate.
