Our online portal simplifies the process for your tenants and our team of knowledgeable associates is here to ensure that maintenance issues are resolved promptly, rent is collected timely and property reports are maintained for each unit. The first step is to contact a property management agent and have a needs analysis discussion to determine which package offering best suits your needs. You will want to consider various aspects such as; experience, what systems are in place to handle the process, routine maintenance processing, service call handling, agreements used, walk thru processes, how rent is collected, HOA interactions when applicable, renewals, and property reporting.

Choosing An Agent

When you have met with agents to determine how they will service your needs, it is time to select a management company and which service package best suits your needs. We provide two levels of service for our clients, learn about each of these in the “services offered” section.
 

Services offered

We offer two levels of long term property management for residential and commercial partners; Standard Servicing and Full Servicing. Standard Servicing includes locating tenants, background check, credit check, agreements and walk-thru’s, rent collection, service call handling, maintenance, move-out processing and renewals. Our Full Servicing option includes all of the Standard Servicing elements with the addition of retaining funds for insurance and/or property taxes and handling payment processing for each.

 

 

Systems

We utilize professional property management software systems to accurately and effectively manage each property in our portfolio. This helps ensure that we can provide up to date and accurate information about each property at any moment in time and provide property analytics for our clients.

Property Information

We are available to our investor partners to discuss adding, liquidating, or utilizing the 1031 exchange to upgrades properties and defer any associated capital gains taxes. Our goal is to help our investor partners maximize their gains and put the “passive” in passive income. We provide services for long term 12 month+ contracts as well as short term and vacation rentals.

Reporting

We provide our investor partners with detailed  reporting about each property and the portfolio as a whole so they can analyze and determine which properties are performing best and if any changes are needed within the portfolio.

Automated systems are utilized for accuracy and to provide an enhanced level of service for our partners and tenants.

Property Maintenance

We utilize a team of professionals for roofing, plumbing, electrical, HVAC, painting, cleaning and general handyman items. 

Contracts

We utilize state contracts with addendums and riders as needed for the best protection of our clients.

Payment processing

Payments are handled online or by direct bank branch deposit. All payments to our investor clients are handled electronically.
 

Customer Service

We are available to our tenants to answer questions and assist with their needs and provide a seamless automated system for handling all maintenance and service requests.

Rental Types

Residential, Commercial; Long term, Short term and Vacation rentals. Vacation and Short term rentals have varying levels of management that are handled based on the type of rental, term lengths offered, cleaning service needs, and other aspects of the management process.
