When a couple gets divorced and owns one or more properties, more often than not the properties will be listed and sold. If your case goes to trial a timeline for the sale may also be ordered and is often 90-120 days. During our initial discussion, I will provide insight to help you properly prepare the property for market to obtain the absolute best price in whatever time frame we have to work with. Regardless of how contentious the divorce may be, the proceeds from the sale are often distributed between both parties and my role is to help put as much money in your pocket as possible.

 

Choosing An Agent

When choosing your Realtor, it is vital to select an experienced divorce agent who can be a true neutral third party. I have helped many divorcing couples and am  experienced and familiar with divorce proceedings. I help my clients prepare their property so it doesn’t look like a divorce “fire sale” and use multiple marketing methods to generate interest so I can get you the highest offers in the shortest amount of time. I have also been named “Special Magistrate” by the courts as the Realtor selected to list, market and sell property based on the terms ordered by the court.

* FL is an Equitable Division state as opposed to Community Property states.
* You may be eligible for a short sale if you have negative equity in your property.
* FL is a homestead state and you should be sure to take advantage of the portability law if you intend on purchasing a replacement property. You can also lose your Homestead Portability option if you sign a Quit Claim Deed releasing your claim to the property, so be sure to discuss this with your attorney so you don’t lose your portability rights.
* You may have the option of a deferred sale if you both want to hold the property for any reason for a period of time. It is important to discuss this option with your attorney and get this agreement in writing with full details and terms.

Often during a divorce the home maintenance can fall to the wayside; maybe the grass doesn’t get cut, or the HVAC filters didn’t get changed, regardless of what it is – I will help get things back on track. I will also help you properly stage the property so it doesn’t appear as though a divorce is taking place (because this often leads buyers to believe they can get it for less). We will then create an inviting exterior curb appeal for that ever important first impression. 

PROPERTY Marketing

It starts with high end professional photos, videos, aerials and floor-plans that make people WANT to get inside and look around. Reaching the largest audience is vital and my Massive Marketing System does just that! I reach more people, generate more interest in the property and ultimately sell the property for the highest amount possible.

We are not required to disclose that there is a divorce taking place, so we will stage the home according to how it will likely be used in order to obtain the most and the best offers.

Trust is often an issue during a divorce which is why choosing a neutral third party agent like myself is so important. My goal is ensuring the financial interests for both of you as my clients. This is not the time to choose to work with a friend of one or the other, choose a neutral third party Realtor and eliminate the potential for any unintentional bias to occur.

 

Special Magistrate

I am experienced in working with the courts and have been named “Special Magistrate” by the courts as the selected Realtor to list, market and sell property based on terms ordered by the court. We have testified in court cases and are well versed in this process should your divorce go this far, which most do not.
